The Challenges of the projects lies in the business model of GEA v.s. URA's definition of Business 1 premises.

The A&A consists of overhaul and retrofit of existing single detached factory and 2 new office floors in main building. Y2G managed to repackage and represent GEA's business model to convince URA that they are considered a clean industry, where the previous QP's proposal had been turned down by URA and JTC.

The strategy involves in depth site inspection, interview and understanding of GEA's business model to represent to URA. Despite last QP who failed the COU after 5-month attempt, Y2G had obtained COU clearance from URA in 2 months.
